Do I Need a Permit?
Most construction and property changes require a permit before work begins.
Two main types of permits:
Building permits
Required when your project involves construction or structural changes.
Development permits
Required when your project affects how land or property is used.
Some projects require both permits.
You may need a permit if you are:
- building a new structure
- adding a deck or addition
- installing a swimming pool deeper than 24 inches
- building a shed or detached garage
- demolishing part or all of a building
- relocating a structure
- making structural repairs
- changing how a building is used
- installing signage
- creating or expanding a parking area
When a Permit Is Not Required
A building permit or development permit is generally not required for minor work that does not involve structural changes and does not affect how land or buildings are used under the Town’s Land Use Bylaw.
Examples may include:
- fences under 2 m (6.6 ft) in height
- cosmetic repairs such as painting or minor exterior maintenance
- replacing doors or windows within existing openings (where the structure is not altered)
- replacing roofing materials (where the structure is not altered)
- replacing siding
- routine interior maintenance or repairs that do not change how a building is used
- landscaping that does not change grading, drainage, parking areas, or lot layout
If your project involves constructing a new structure, building an addition, installing a deck or swimming pool, relocating a structure, installing signage, or changing how a building is used, a permit is typically required.
Permit requirements depend on the details of each project. Contact Planning & Development staff before starting work if you are unsure whether a permit is needed.
